话说首邦大班的商业区是一店难求,尤其是那两条黄金大道,从富兴点心开入,一直到AA药剂
行,租金升到11K左右,让木匠女儿的面包店也弃店投降,最终在USJ9自立门户.
据說大班的店面是左手出,右手进,风水好的地段,不到两天就找到租户,简直连面包碎都沒得吃,那些中介大大,少少花了十多个春秋深耕这段商业区,建立起自己的帝国.
如果要在大班建立起实力,就得要长期耕耘,细水长流地打下基础才行. 其中有不少中介代理公司直接在里头开个办公室,角逐中原来个下比拼.
根据我的明查暗访,这个商业圈周围至少拥有7间中介代理公司在那里发展,竞争程度可想而知,但也因为有市场,大家才会对大班唾言三尺.
而听说大班最大的东主是高速集团,每座独立自主的商业楼盘都归他们掌控,这也造就了他们操控市场的租金,间接地影响大班租金的起落.
大班的交通流向四通8通,除了內陆店铺难求,沿着大道旁的也不是省油的灯,个个都被塞得满满的,要等空店真的要靠关系,而不是运气。
但是好话说尽,那它也不尽其好,一樓,二楼还是有很多空缺,但因泊车位的短缺,让大家闻它丧胆,沒有多少人,愿意进去塞车冒险.
时代更迭是不变的真理,长江后浪推前浪,一代新人换旧人,我相信继续在那里耕耘,有朝一日也能独霸一方,建立大班帝国.

According to my investigation, there are at least seven intermediary agencies developing in this commercial circle, and the level of competition can be imagined. But it is also because of the market that everyone will talk about Taipan.

It is said that the largest owner of Taipan is the Highway Group, and every independent commercial building is under their control, which has also created their control over the rental market and indirectly affects the rise and fall of Taipan's rent.

The traffic flow in Taipan is well connected, and in addition to the difficulty in finding inland stores, those along the road are also not easy to come by, and they are all packed. To find a vacant store, it really depends on connections rather than luck.

But as the saying goes, everything has its pros and cons. There are still many vacancies on the first and second floors, but the shortage of parking spaces makes people reluctant to enter and take the risk of getting stuck in traffic.

Times change, and the new generation replaces the old. I believe that by continuing to cultivate in Taipan, we can one day dominate the area and establish the Taipan Empire.
